Flat-rate plans by lot size

Standard bi-weekly pricing applies to single-family rental homes. Each property is billed at the same flat rate as our residential plans โ€” no markup for rental properties or portfolio accounts.

Up to 5,000 sq ft $60 / visit
Up to 10,000 sq ft $80 / visit
Corner lots up to 12,000 sq ft $100 / visit

Larger lots and properties outside standard ranges are quoted individually. Contact us with your property addresses and we'll confirm pricing for each one.

Yes. We run daily routes Monday through Friday covering Kyle, San Marcos, New Braunfels, and Buda. If your portfolio spans multiple cities, each property gets assigned to the correct route day for its location. You deal with one company rather than one contractor per market.
Do tenants need to know about the service or be home? +
No. We work directly with you. Tenants don't need to be home, notified in advance, or involved in scheduling. As long as the gate is accessible and any pets are secured on service day, we handle the rest.
How does billing work for a portfolio? +

Can I pause service on a property between tenants? +
You can pause or cancel any property anytime through the Stripe customer portal โ€” no penalty. That said, most property managers keep the schedule running through vacancies to avoid overgrowth and HOA notices while the property is being shown.
